If you wish to find a property to rent in the Lancashire area, we can help you to find a place to suit you.

 

As specialists in residential lettings, we appreciate that each tenant has different requirements, and we will do our utmost to find a property to suit your needs. All our managed properties are thoroughly checked to ensure that they conform to current gas, electrical and fire safety legislation.  Once a suitable property is found, we will undertake fast credit and reference checking, to ensure that your move can be arranged as quickly as possible. A non refundable charge of £35 per applicant is required to pay for these tasks.

 

We prepare the tenancy agreement in accordance with current ARLA guidelines. A comprehensive inventory will be provided and agreed in writing with the tenant. A Holding deposit of £150.00 will be required to cover our initial expenses. This is refunded once the tenancy agreement is signed and the initial rent payment is made.

 

Rent is exclusive of utility charges, telephone charges, TV licence and council tax, and is payable monthly in advance by standing order.

A security deposit equivalent to one months rent will be required
(2 months if any pets are to be kept at the property), which will be
lodged with the Deposit Protection Service, and will be refunded at
the end of the tenancy after any deductions for loss
or damages as agreed by all parties.
